Couple with young kids looking to upgrade
Client Profile:
Singaporean couple in their 30s with 2 pre-schoolers. Staying in a 4-room HDB flat. Combined income of $14,000.

Intentions:
To accommodate a growing family, couple decided to upgrade to a condominium with a larger space and facilities for their children and themselves to use.

Executed Plan:
We met them for a consultation and we spent time to understand their intentions. We then provided a detailed home report for their 4rm HDB flat. An affordability assessment is done too based on their income and risk profiles. Next, we laid out the milestones and devised a property journey for them to visualise their upgrading plan.

With that in hand, we set out to analyse developments most suitable to their particular needs, while value-adding with our framework. After shortlisting the developments, we executed the planned property journey proper - from sale to purchase to getting the keys to their new home!
PR Couple seeking first home
Client Profile:
PR couple in their 30s with a newborn. Renting a 4-room HDB flat. Combined income of $16,000.

Intentions:
As both have held PR status for 3 years at least, and with a newborn child in tow; they are looking to purchase a place to call their own in Singapore.

Executed Plan:
During the consultation with them, they were initially unsure of what they should buy.

​After understanding their needs and doing their financials, with costs and fees explained regarding their PR status, we suggested a bigger-sized HDB flat may be suitable; though other options such as private property were shared. To further assess and to help them to understand their best option (considering they are in a new, unfamiliar market), we recommended to explore all the other options initially.

Using our selection Framework to assist, we arranged viewings to look at various sorts of properties. Eventually, they chose my initial recommendation and bought an Executive Apartment HDB flat. They couldn't be happier with their choice!
Retiree looking to downgrade to forever home
Client Profile:
Retired Singaporean in his 70s. Staying alone is a 5-room flat. Relying on savings for daily expenditure.

Intentions:
Plans to move to a smaller, cosier space. This allows him to maintain cleanliness easier, be closer to his children and to cash out for better a better reserve of savings.

Executed Plan:
Started off understanding his intentions and rationale of moving to a smaller place. We then moved on to do an affordability assessment which was particularly important in his case as there are more things to consider such as CPF Retirement Account and loan eligibility (which he did not qualify due to his age). Fortunately for him, it was assessed he can safely proceed to downgrade due to proceeds from sale, savings and CPF balance.

​With that done, we proposed a suitable plan . After sharing with him to understand, he was satisfied with the plan we proposed. We got down to work after, executing and managing his timeline while keeping him updated. He successfully transited from his 5-room flat to a newer 3-room flat that is close to his children. Not only that, he has a bigger buffer of savings now which will be his safety net in his later years.
